Firstly contact CSTM for a proposal. One of our Strata Specialists will help you check your existing agency agreement for the expiry date and termination conditions. We will also be happy to meet with you and provide the necessary paperwork to proceed with appointing CSTM as your Strata Managing Agent.
We would first encourage both parties to talk about the problem and see if it can be resolved amicably. Failing that, formal mediation would be required. Talk to us for advice specific to your situation.
Generally Strata insurance covers all aspects of common property and owners’ fixtures and fittings that have been damaged or destroyed by an insurable event. Examples of fixtures and fittings include sinks, shower screens, cupboards, internal doors and stoves. CSTM strongly recommends that owners obtain their own contents and/or landlords insurance for items not included in the Strata policy. Please contact us if you require clarification on a specific item.
Send the request in writing to your Strata Manager at your local CSTM branch. They will advise whether it needs to be a motion on the next General Meeting Agenda or, if the Executive Committee can resolve it.
Levy payments are deposited into the Strata Plan’s individual bank account and are held in trust until required to pay for repairs and maintenance of common property.
This differs on a case-by-case basis. Contact your Strata Manager at your local CSTM branch who will advise the procedure for your individual circumstances.
There is an Annual General meeting held for each property which owners are encouraged to attend or vote by proxy, however attendance is not compulsory.
